That's why i was looking at the first option, may have just found an even smaller one, will post link if it works out.

Why not get a unit that does heat demise and cool altogether? I went a system from vintage air. I know your worries about size, the smallest unit is tiny (well not compared to a heat unit on its own) but you freeze in summer!
